Buying a home with an interior to complete is a big decision. You’ll want to know how to pay for the work, what the housebuilder will finish and what protection you’ll have while you complete the rest.

We’ll help you understand how the mortgage, warranty and site insurance fit together before you commit.

- THE BLANK CANVAS MORTGAGE

Can I borrow for the interior too?

The kitchen, bathrooms and flooring are part of your home budget. The Blank Canvas Mortgage is designed to include the agreed cost of completing the interior, alongside buying and delivering the home to Blank Canvas stage.

Your combined budget

Both parts considered together when planning your funding.

Eligible buyers may be able to borrow up to 90% of those combined costs.

Subject to lender criteria, affordability, valuation and individual circumstances. The amount and timing of funding depend on the agreed mortgage and purchase route.

Your mortgage adviser will explain what you could borrow, how much you’ll need from your own funds and when the money would be available to pay for the work.

- THE BLANK CANVAS WARRANTY

What happens when the housebuilder hands over?

Your housebuilder’s work and the work you arrange inside are completed at different times. The Blank Canvas warranty process takes account of both.

  1. 01

When you receive your Blank Canvas

The housebuilder’s work is inspected against the agreed specification and warranty requirements.

  2. 02

    When you finish the interior

The completed work undergoes the inspections needed for final warranty certification.

Before you buy, we’ll explain the warranty arrangements for your home and the steps you’ll need to follow during completion.

Inspection stages, certification and cover are governed by the warranty documentation for your home. Warranty inspections do not replace building control approval or other required certificates.

- BLANK CANVAS ALL PARTIES SITE INSURANCE

And while the work is going on?

You might be decorating yourself, having a kitchen installed or bringing in trades for the work you can’t do. You’ll want to understand what’s insured during that time.

Blank Canvas All Parties Site Insurance is designed for the interior completion stage. We’ll help you understand what the policy covers, who it covers and when it needs to be in place.

Cover is subject to the applicable policy’s terms, limits, conditions and exclusions. Confirm the arrangements before work begins.
